Savings & Compliance: Navigating BS 5266 & BS 50172 Standards with Affordable Strategies
Using a secure mesh network, the EmeRed device offers a unique and cost-effective solution for businesses aiming to comply with relevant BSI standards such as BS 5266, BS 50172, and other industry regulations across their entire property portfolio.
By integrating the EmeRed device, organisations can achieve financial savings while upholding a high level of safety and adherence.
One of the key advantages of the EmeRed device is its ability to automate emergency light testing and monitor the performance of each fitting. Traditional manual testing of emergency lighting is often tedious and inaccurate, but the EmeRed device simplifies this process by conducting regular tests and actively monitoring every emergency light. This proactive approach enables businesses to identify necessary lifecycle upgrades and plan maintenance more efficiently.
Using Vericon’s portal, test schedules can be set per device allowing for staggered testing in a single building, ensuring compliance with BS5266.
Using EmeRed to automate your emergency lighting testing regime has a range of advantages over manual testing, including:
-
Compliance
EmeRed devices are programmed to conduct tests in accordance with your regulatory obligations so you can guarantee 100% compliance.
-
Simple Management
Since the reporting is online, via the cloud, individual lights, buildings or indeed whole estates can be controlled from your desk.
-
Degradation Testing
EmeRed measure the life outstanding in each battery, to ensure they are replaced before an emergency occurs. It also automatically notifies you if there is a problem.
In addition to simplifying compliance, the EmeRed device provides real-time data and reporting, giving engineers a comprehensive overview of the status and performance of all emergency lighting systems. This access empowers them to promptly address any issues or faults – meaning a visit can be planned and work can be carried out straight away, saving time and money.
Also, the EmeRed device offers predictive maintenance capabilities. Through continuous monitoring of emergency lighting performance, the device can detect and address potential issues or faults before they escalate into significant problems. This proactive maintenance approach helps prevent costly repairs or system replacements, ultimately extending the lifespan of emergency lighting systems.

Vericon now features on the PfH SHED 3 Framework
We’re excited to announce that housing providers can now access the Vericon Surveyor Cube through the PfH SHED 3 framework. This innovative solution tackles major challenges like damp and mould in the housing sector.
First and foremost, the SHED 3 framework makes finding innovative solutions simple. Moreover, it streamlines the procurement process for housing providers seeking non-traditional approaches.
Here’s how the Surveyor Cube benefits you through SHED 3:
Remote Monitoring Excellence
The Surveyor Cube actively tracks temperature and humidity levels. As a result, it quickly identifies the root causes of damp and mould. This capability perfectly matches SHED 3’s mission to address building safety and health hazards. Furthermore, the continuous monitoring helps maintain healthy living conditions for tenants.
Smart Data Analysis
Our machine learning algorithms thoroughly analyse all collected data. Consequently, you receive clear, actionable insights for better decision-making. This smart technology empowers you to take precise, targeted actions.
Resident-Friendly Installation
Above all, we prioritise your residents’ comfort. The Surveyor Cube features a simple plug-and-play installation process. Additionally, our new HomeHub device shares valuable data directly with residents. They can view their current air quality and learn practical steps to improve it.
Enhanced Boiler Monitoring at No Extra Cost
Want to upgrade your boiler monitoring? A gas safe engineer can connect the Surveyor Cube directly to your boiler. After installation, you’ll receive free over-the-air updates. Subsequently, you can:
- Predict common failures

How the Government Plans to Ensure Safe Social Housing for Tenants Under Awaab’s Law
Michael Gove, the Housing Secretary, has launched new plans to tackle unsafe social housing. These plans aim to protect tenants while fulfilling the government’s commitment to Awaab’s Law. The initiative includes a consultation on strict time limits for social housing providers. These providers must now address dangerous hazards like damp and mould promptly.
During the week of 8th January 2024, Gove addressed the pressing nature of this issue. His message was clear and firm: “Today is about stronger and more robust action against social landlords. They have refused to take their basic responsibilities seriously for far too long.” This strong stance shows the government’s dedication to improving living conditions for residents.
The government is now building on Awaab’s Law with the groundbreaking Social Housing Act. This Act will dramatically improve quality of life for social housing residents. It gives them a powerful voice against those who try to bypass the system. The legislation ensures that negligent landlords will face severe legal consequences.
The new legislation sets clear deadlines. Social landlords must investigate any reported hazards within 14 days. They then have seven days to begin necessary repairs. For emergency situations, they must respond within 24 hours. These quick response requirements are crucial for protecting tenants.
Landlords who miss these deadlines risk legal consequences. Courts may order them to compensate affected tenants. The Department for Levelling Up, Housing and Communities emphasises the importance of clear records. This transparency will help prevent delays in resolving housing issues.
The government’s new measures show their grasp of this urgent situation. They demonstrate a firm commitment to landlord accountability. These comprehensive plans put resident wellbeing first. The result will be a safer and more responsive housing system for everyone.

The HomeHub App: Enhancing Living Conditions for Residents
In response to valuable feedback from customers and residents, Vericon introduces the HomeHub app, a mobile application designed to give residents a better understand of their living conditions, while addressing concerns regarding privacy and monitoring. This innovative app offers a range of features to empower residents and provide them with valuable insights into their homes.
The HomeHub app assists residents in improving air quality within their living spaces. This is done by providing them with information on the current air quality and suggesting proactive steps they can take to enhance it, such as opening windows for air circulation or switching on an extractor van. This equips residents with the necessary tools to create a healthier environment for themselves and their families. The app enables residents to monitor and understand the temperature and humidity levels, which helps them prevent mould growth and dampness. Having this knowledge readily available empowers tenants to take the necessary steps to maintain a safe and healthy living environment free from mould and associated health risks.
Beyond its practical functionalities, the HomeHub app also aims to educate and support residents in improving their overall living conditions. By providing information on energy usage, temperature and humidity data, and boiler activity, residents gain a deeper understanding of how their homes function. This understanding enables them to make informed decisions about their energy consumption.
Additionally, residents can maximise their social value by embracing sustainable practices, ultimately fostering a sense of community among residents. The HomeHub’s educational resources contribute to enhanced mental wellbeing, as residents feel empowered and in control of their living spaces.
The Vericon HomeHub app revolutionises the way residents interact with their homes. By showing the resident the data that is being measured and offering valuable features, such as communication, improved air quality monitoring, temperature and humidity insights, and educational support, the HomeHub app empowers residents to maintain and improve their living conditions. With this innovative app, Vericon takes a significant step towards creating smarter, healthier, and more informed living spaces for all residents.
Future development updates for the app look very positive and are closely aligned with the overarching business goal of creating warmer, healthy homes for all residents.
