In a ground breaking collaboration, Adey, Vericon Systems, and City Plumbing partnered with SHAL Housing to deliver an innovative smart home project that serves as a blueprint for other socially responsible housing providers. This pioneering initiative demonstrates the significant benefits of investing in advanced technological solutions to enhance housing quality and efficiency.
Based in Bridgwater, Somerset, SHAL Housing is a social housing group managing approximately 4,000 homes. In a first-of-its-kind project, SHAL Housing has launched a new SMART home scheme, equipping five properties with ADEY Sense® products and Vericon IoT sensors and agnostic boiler monitoring. This initiative aims to improve the efficiency and management of heating systems through the latest connected home technology.
Technological Advancements with Vericon Systems and ADEY
The collaboration has led to significant improvements in 83% of the properties assessed. Key to this success is the integration of Vericon’s telematics hardware and ADEY’s app-based onsite water testing and remote monitoring MagnaClean magnetic filters. These advanced technologies enable SHAL Housing to adopt a proactive approach to property maintenance, swiftly identifying faults and inefficiencies before tenants report them or even become aware of them.
Benefits for Residents and Housing Providers
The innovations introduced guarantee minimal disruption for residents while ensuring the continued efficiency of heating systems. This proactive maintenance approach extends the service life of heating systems and reduces potential expenses linked to undetected issues.
Busy tenants often overlook changes in boiler efficiency or heating system malfunctions. Vericon Systems’ technology offers peace of mind by providing precise evaluations of system health and real-time data, enabling effective maintenance strategies. Additionally, the capability to monitor temperature and humidity in individual rooms helps detect potential dampness or mould concerns early on.
With ADEY Sense® connected filters, SHAL Housing can detect high risk levels of magnetite or sludge in their systems, which can block radiators and damage boilers. Real-time data alerts the housing provider to prioritise at-risk systems, allowing for timely rectifications before breakdowns occur. This not only keeps gas bills low by maintaining an efficient heating system but also ensures consistent radiator output and prolongs boiler life.
